We have many resources to assist you in home search including access to the local MLS- Multiple Listing Service:  Sometimes the property you are seeking is available but not actively advertised in the market, and it will take some investigation to find all available properties. As your agent, we can also represent you and negotiate a transaction for you, including a For Sale by Owner property - protecting your legal and financial interests.

We can represent you with a new home homebuilder.  We will provide you your own representation and negotiate on your behalf:  It doesn’t add to the price of the home and lets you have your own representation throughout the entire process.  Remember, the new home salesperson works for the builder, not you!

We can assist you in the selection process by providing objective information about each property with access to a variety of informational resources:  We can provide local community information on utilities, zoning, schools and much more.

We can help you negotiate:  There are a myriad negotiating factors, including but not limited to price, financing, terms, date of possession and often the inclusion or exclusion of repairs and furnishings or equipment.

We provide due diligence during the evaluation of the property: Depending on the area and property, this could include inspections for termites, dry rot, asbestos, faulty structure, roof condition, septic tank and well tests, just to name a few.  We can assist you in finding qualified responsible professionals to do most of these investigations and provide you with written reports.  There typically is a cost for these service providers.

We can help you understand the different financing options and identify qualified lenders.

We can guide you through the closing process and make sure everything flows together smoothly:  As your realtor, we can coordinate the transaction with the title company, the lender, appraiser, and inspectors.  Between the initial sales agreement and closing (or settlement) and as questions and complications may arise, we are the professionals to objectively help you resolve these issues and move the transaction to a successful closing.
